Why Charmora City, and why now?
Charmora City is a mixed-use city of around 226 ha spread across three islands in the Quán Trường river, south of Nha Trang. Land and water are planned as one under a sponge city concept, with canals, waterside parks and water features running throughout. At its centre stands The Charm, a landmark condominium of 24 storeys and around 900 units.
The Sun Group, which has built resorts and urban developments across Vietnam, is building this city before Nha Trang fully matures as a resort city. The project is currently at the reservation stage, and the formal sale and purchase contract is still to come.

The Charm — the landmark of the city, facing the river and the sea
A 24-storey landmark condominium of around 900 units (tower code CC04). The lower floors form a retail podium; floors 20 to 23 combine residences with sky gardens; and the top floor (24F) holds duplexes with 7 m ceilings and a rooftop pool. Many units are planned to look out over the mangrove park, the sea, the river and the city, and the tower is planned with high-level shared facilities including an indoor onsen, an infinity pool and sky gardens. Homes run from studios to 3BR.



A sponge city, holding water and green
Canals, waterside parks, a mangrove park and seasonal planting run through the islands in the river, and the city is planned as a sponge city that absorbs, stores, filters and reuses rainwater — with permeable paving, rain gardens, retention ponds and filtration through ecological canals. The city breathes with its water, and a step outside the door puts a waterside path or a green square into everyday life.



Three islands, three ways of living
The city is made of three islands, each with its own character: Downtown, for commerce and civic life; Midtown, for entertainment and a waterside park; and Uptown, a green, ecological island of homes where The Charm, The Onsen, the villas and the townhouses stand. Each district sets its own pace of life, widening your choice of home. At the weekend, the beach and the life of the city are close by.



Living in Uptown — The Onsen, and the landed low-rise homes
Uptown, where reservations are currently being accepted, is planned with the onsen towers The Onsen 1 and 2 (The Onsen 1 has around 663 units), a clubhouse, and landed low-rise homes (detached, semi-detached and four-linked villas, townhouses and boutique shophouses). Note: because the low-rise homes come with land, foreign ownership is in principle not permitted (eligibility and the form of acquisition require confirmation).

The Sun Group has built resorts and urban developments across Vietnam, and Charmora City pours that thinking into a single city. Canals, waterside parks and water features run through three islands in the Quán Trường river, and the city as a whole is planned as a sponge city that breathes with the water around it. The low-rise homes follow a design language the developer calls Lego Interlock Architecture — combining varied house forms — and draw on motifs from Champa-era vernacular building and the folk housing and maritime culture of south-central Vietnam. By the sea yet at the centre of things; private yet never isolated — each of the three islands draws a different way of living. At the heart of them stands the landmark: The Charm, a 24-storey condominium.

Ownership structure: Vietnamese nationals may in principle hold long-term ownership (sở hữu lâu dài). Whether foreign nationals may purchase, on what quota and under which form of contract, is not yet settled for this project, so we cannot tell you that a foreign national may buy here. In particular, foreign ownership of the landed low-rise homes (villas, townhouses and shophouses) is in principle not permitted under Vietnam's housing law. We share eligibility, the form of acquisition (ownership or long-term lease), and the latest terms including taxes and fees (VAT, the maintenance fund and so on) with you individually via LINE (please also confirm the details with your own professional advisers).

Currency fluctuation
Purchases and remittances are denominated in Vietnamese dong. The acquisition cost and income in your home currency will move with exchange rates (any converted figures shown on this site are estimates only).
Liquidity and your exit

The period until handover
This is an off-plan sale of a property under construction. Handover for The Charm and The Onsen 1 is expected in December 2027 (an estimate), and completion and handover may be earlier or later.

※ The above is an outline of the standard plan for the high-rise towers, The Charm and The Onsen (it varies by plan, timing, tower and unit). The low-rise follows a different schedule (a different reservation deposit, a bare-shell handover and so on), with handover expected in 2027. Discounts for paying without a loan, early-bird discounts and bank loans (up to 70%) are among the available options. Costs and taxes on purchase (VAT, the maintenance fund and so on) are the buyer's responsibility. We share confirmed prices, payment terms and availability with you individually. Currency conversions are estimates.
