Figures move with market conditions, and you may incur a loss. On top of the purchase price, taxes, registration costs, remittance fees and other local costs arise separately and are borne by you.

3. Risks of investing in overseas property

Investing in property overseas carries risks, including the following.

• Currency risk: movements in exchange rates raise or lower your income and asset value once converted into your home currency.
• Country risk: changes in the local legal system, tax regime, politics, economy and market liquidity can all affect you.
• Limits on foreign ownership: in Vietnam there are conditions on ownership of real estate by foreign nationals (the form of acquisition, the term, the permitted share and so on). It is not the case that anyone may freely own property.
• No protection under Japan's Real Estate Brokerage Act: real estate located outside Japan falls outside the scope of that Act. Neither the explanation of important matters required under it, nor the compensation scheme operated by the real estate transaction guarantee associations, applies. Please satisfy yourself as to the contract, title and local permits, with a Vietnamese lawyer or other qualified professional.

4. Tax and legal matters

Tax, legal and remittance treatment depends on your individual circumstances. Please confirm tax matters, including filing, with a certified tax accountant, and legal matters with a lawyer or other qualified professional. Nothing on this site guarantees any particular tax outcome, such as a reduction in tax.
