1. Data we collect

In providing this service, we collect the following.

• User information from our official LINE account (display name, icon and similar, to the extent LINE provides it)
• What you tell us: your enquiry, your requirements (budget, area, property type and so on) and the history of our correspondence
• Browsing information on this site (usage and device information obtained through cookies and analytics tools)

2. Purposes of use

We use the personal data we collect within the following purposes.

• Providing property information and materials
• Responding to your enquiries and consultations, and contacting you
• Introducing properties that match your requirements
• Referring you to a local partner (such as a real estate agent in Vietnam) — see section 4
• Improving the quality of this service, statistics and analysis, and improving what we present
• Delivering and measuring advertising, including conversion measurement

We do not use personal data beyond the purposes above, except with your prior consent or where permitted by law.

3. Provision to third parties

We do not provide personal data to third parties without your prior consent, except in the following cases.

• Where required by law
• Where it is necessary to protect a person's life, body or property and it is difficult to obtain your consent

For the purpose of introducing properties and responding to your enquiry, we provide the necessary scope of information to a local partner after obtaining your consent. The specifics are set out in the next section.

4. Transfer to a third party located in a foreign country (Vietnam)

The local partners to whom we refer your information are located in Vietnam. Providing your data to them therefore constitutes a transfer of personal data to a third party in a foreign country. We obtain your prior consent to the following before any such transfer. Consent is obtained mainly through the flow for contacting us (registering with our official LINE account, or the consent step on our contact page).

• Recipient: our local partner in Vietnam (a real estate agent or local company). We tell you the specific recipient when we obtain your consent.
• Country of the recipient: the Socialist Republic of Vietnam
• Data transferred: your name, contact details, requirements and enquiry — the minimum necessary to assist you
• Purpose: introducing properties that match your requirements, and handling matters locally

When we obtain your consent we also provide reference information on the personal data protection regime of the recipient's country (Vietnam) and on the measures the recipient takes to protect personal data. Vietnam has not been recognised by Japan's Personal Information Protection Commission as having a data protection framework equivalent to Japan's. We agree with our local partners that your data is not used for any other purpose, is not provided onward, and is handled with appropriate security measures.

5. Security measures

We take the measures necessary and appropriate to prevent leakage, loss or damage of the personal data we handle, and we supervise our staff and the recipients who handle it.

6. Cookies and analytics

This site may use cookies and analytics tools to understand how it is used and to improve the service. The information obtained includes statistical information that does not identify you individually. You can disable cookies in your browser settings.

We may also use cookies and tags provided by advertising platforms (for example, LINE, Google and Meta) to deliver and measure advertising, including conversion measurement. We handle the information obtained in a form that does not identify you individually, but the receiving platform may link it to information that identifies you on its side. Where we provide such cookie information (personal-related information) to a third party in a way that the recipient is expected to acquire it as personal data, we obtain your prior consent. You can opt out of ad delivery through each platform's settings or your browser settings.

You may request disclosure, correction, addition, deletion, suspension of use, or suspension of provision to third parties of your retained personal data. We accept such requests at the contact points below and respond in accordance with the law, after confirming your identity.
