We provide information and introduce you to local partners, from finding a property through to holding it.

Introducing selected properties

Through our direct network with agents in Vietnam we introduce selected investment properties, including ones that are not published on this site. We suggest properties that fit what you are looking for — the decision is always yours.

Support through the contract process

From the sale and purchase agreement through to obtaining the pink book (certificate of ownership), we guide you through the process, and translation of the contract documents can be arranged (currently into Japanese — ask us about other languages). Please review the contract with a lawyer or other professional. This does not remove the risks of buying property overseas.

After the purchase

Rental management, tax filing in Vietnam and remittance of rent can be handled by local partners, so you do not need to be in the country. The services and fees are agreed directly with the local partner.

First consultation

Reach us on LINE, Zalo or by email. Tell us your budget and what you are looking for, and we will suggest properties that fit.

We introduce properties

We introduce selected investment properties, send you the materials and the details, and give you time to think.

Visiting the site

If you would like to see a property, we can arrange a visit so you can look at the building and the area for yourself. A remote viewing is also possible.

Sale and purchase agreement

Once you have chosen a property, the agreement is concluded between you and the seller or developer. Please review the terms and the process with a lawyer or other professional, and make your own decision.

Payment and registration

You pay and the transfer of ownership is registered. We stay with you through to the pink book (certificate of ownership) being issued.

Rental management, tax filing and remittance of rent can be handled by local partners after you take ownership.

Buying is the start, not the finish. These services are provided by local partners in Vietnam, and are agreed directly with them.

Rental management

Finding tenants, managing move-in and move-out, and maintenance — handled by a local partner.

Tax filing in Vietnam

A local partner can file and pay tax in Vietnam and prepare the documents you need. Your own tax position is a matter for a qualified tax professional.

Remittance of rent

Rent, less management fees and tax, can be remitted to your bank account. Amounts move with exchange rates.

Regular reports

Occupancy, income and expenditure, and market conditions, reported to you regularly.
